Whether a tenant has vacated your site leaving the property in desperate need of a ‘clean-up’ and general upgrade, or a full dilapidation schedule needs to be completed before the new tenant arrives, we have a wealth of knowledge and experience in this field.
Project managing smaller builds and refurbishments/dilapidation works has become more prevalent since the economy has plateaued over the past few years.
We have been undertaking this type of instruction for over twenty years and have a dedicated team to shepherd your project from concept to completion.
Glass replacement
Plan and supply QC Workspace complete with Offices
From initial call out to site to discuss the project, take measurements and supply working drawings for clients to consider and approve.
Once approved a scope of works and plan were put in action to carry out works using a number of trades. Once the main area was cleared of racking in the warehouse, the A/C could be installed using a 17-metre electric scissor lift to suspend the A/C unit from the roof Purlins.
Intern the substructure of the office building could be prepared and installed leaving the way for supplementary trades to carry out their internal works, i.e. plumbing, electrics and joinery.
Armco barrier was put in place around the new QC building to complete the safety aspect already in place to allow stacker trucks to work.
Data cabling, TV Ariel supply and final decoration could then be undertaken prior to delivery of the project on time and under budget.
Hoarding Project
Our client inherited a rather shabby and unsightly site fence-line. We were tasked with the objective to smarten the entire frontage, prior to new advertising signage being installed.
Below are the photos showing the new ‘blank / black canvas’

Crowcroft Park Primary School – New canopy

Converted Store Room Project
A converted store room that has been spilt in stores (behind the blue concertina door) and a new uniform room installed.
Stage one WC refurbishments
Our client had been experiencing a foul odour and some floor movement in their key stage 1 WCs.
We were instructed to replace the down-to-floor cubicles with raised matching units, level off the floor and replace the vinyl flooring with matching.
What we didn’t know was the construction below the floor and the extent of the damage.
With the half term break being our window of opportunity, a herculean effort to expose, rectify and reinstate the flooring/toilets with new off -the-floor cubicles so they were useable for the hundred or so kids when they returned was completed with a few days to spare.
Regular, routine checks on pipework is essential to report leaks before they get this bad.
Chatterbox project works
Installation of artificial grass covering under existing Chatterbox dwelling.
Bury College – Painting room project
Room was sub divided after being used as a Decoration training room into individual classrooms.
St. George’s Primary School – WC installation
Our client was very short of adequate WC facilities.
We transformed an old shower room/storage area, into a modern and bright four cubicle WC.
SGL cubicle and IPS with PVC lined walls and vinyl flooring for easy cleaning maintenance.
Age UK Didsbury – Flooring refurbishment project
Images of the refurbished floor at site, we have removed shelving as we were unable to locate the exact floor boards so used alternative boards to carry out the works and it forms a decorative border and client was very happy with the refurbished floor.
ESSA Academy – Stock fencing installation
The original knee rail was installed years before the annual flooding we now all experience.
A more secure but cost effective run of stock fencing was required to prevent access to deep water areas.
Peel hall Primary School – Knock through
A simple knock through creates a modern classroom environment allowing pupils to mix freely into a large teaching space without passing through corridors.
ESSA Primary School – Summer works
Ramp room
With classroom space at a premium, this useful space for at least 10 pupils was created by relocating the disabled ramp to a different location within the ever-expanding school campus.
Additional window
A simple inclusion of a full height vision panel next to the doorway allows light and visual surveillance of this new work room
SEN Fencing
The large open-air natural playground was created by enclosing the grass and tree area with full height fencing to facilitate the specialist playground company to install rubberised matting and play equipment
Quiet room
Our client required a quiet space for pupils in need of some peace and calm. The large glass door keeps the sound out and the children safe.
